Research, Analysis & Financing

  • Evaluate potential new development site for zoning, market and financial feasibility.
  • Conduct detailed market surveys and perform quantitative and qualitative analysis of competitive landscape.
  • Underwrite the value of real estate development project.
  • Conducts due diligence process on targeted developments.
  • Integrate and coordinate planning legislation, design requirements, and relevant regulations.
  • Compose summaries and investment memorandums of potential development project.
  • Collect and integrate project data (cash flow reqs, operating projections, financing assumptions).
  • Manage the project's financial pro-forma and budgets.
  • Manage all financial inputs to models – finance related costs including interest carry, debt & equity.
  • Perform sensitivity analysis to fully understand range of risks and opportunities of each deal.
  • Maintain financial models project life-cycle (reconciliation of budget to actual performance, construction draws, analysis).

Development Management

  • Interface and negotiate with governmental jurisdictions on entitlement and zoning issues.
  • Coordination of designers, contractors, and marketing consultants for project related work.
  • Review and negotiation of contracts (purchase and sale, loan documents, partnership agreements, leases, easements).
  • Interface with designers, building contractors, architects and staff on the project's development and pre-construction.
  • Develop project documentation, programmes, master budget, scopes of works, etc.
  • Create and monitor project management processes and procedures for procurement, design, delivery and operation.
  • Assessment of the project's sustainable design and construction optimization potential (LEED, BREEAM, BIM).
  • Value engineering analysis and enhancing potential.
